Trees or Titans?

After a call for proposals to occupy a three-quarter plot of riverfront property, Sioux Falls has received three proposals. One developer says he will use the space to create the largest building in South Dakota, while the other two are advocating parks and development of Sioux Falls green space. What should Sioux Falls do? JDI LLC's proposal for "River Place" included a 12 story building with 15 levels, a rooftop garden, and underground parking. The 90,000 square foot building would take up 5,060 square feet of the 22,000 available land. JDI states the building would last for 150 years. The other two proposals come from Lloyd Cos. and Minnehaha Properties Inc (MPI). Lloyd states, "Our proposal is basically I'm going to give the city quite a bit of money, and they're going to be able to take that and use it to improve it for a park." Phil Johnson of MPI states, "MPI believes the riverfront triangle should be developed into a perpetual public park, which provides both a hub and heart for the river greenway."The city will consider economic impact as well as aesthetics. The choice will great impact Sioux Falls citizens--either giving them a public place to play or a private place to live.
